Buying a property is an exciting step, but it can also feel overwhelming if you’re unfamiliar with the legal process. Whether you’re purchasing a home, a buy-to-let property, or land, there are important stages to complete before the purchase becomes legally binding.
Once your offer has been accepted, it’s time to instruct a solicitor to begin the legal work. We’ll send you an initial pack to collect the details we need and guide you through the required ID verification process.
We will:
Once all the legal checks are complete and we have your mortgage offer, search results, and satisfactory replies, we will prepare a full report and send you the documents to sign.
A target completion date will be agreed between all parties involved, which may include others in a property chain.
If the property is leasehold, we will request a sales pack from the landlord or managing agent. Leasehold purchases often involve additional costs, which we’ll confirm with you as soon as possible.
While every case is different, the average timescale is around 10–14 weeks from receiving the draft contract. We’ll keep you fully updated throughout.
At Frodshams, we’re here to help make the process as clear and straightforward as possible.

Equity release is a way to release money from the value of your home without needing to sell or move out. It is usually done through a lifetime mortgage, which does not require monthly repayments. Instead, the interest is added to the loan.
There are different types of equity release plans, and it’s important to take advice from a specialist financial adviser before proceeding.
Equity release may be used to:
However, these plans can reduce the value of your estate over time, and may affect your entitlement to means-tested benefits. We recommend discussing your plans with family before making any final decisions.
We check the legal title to your property, review your lender’s requirements, and explain the legal effects of the agreement. We also liaise with the lender’s solicitor, who must approve the legal process before funds are released.
Once all conditions are met, we agree a completion date with you and the lender, and arrange for the funds to be paid out.
At Frodshams, we provide clear legal advice to help you fully understand the consequences before you commit.

Accepting an offer is just the start of the legal process. There are several important steps to complete before the sale becomes legally binding and ownership is officially transferred.
Once your offer has been accepted, you’ll need to instruct a solicitor. We’ll send you a seller’s information pack to complete, asking for details such as:
We will:
If the buyer is using a mortgage, their lender may arrange a valuation or survey, either in person or online.
If your property is leasehold, we will request a sales pack from the landlord or management company. This usually involves additional costs, which we’ll confirm with you as early as possible.
Once the buyer’s solicitor has completed their checks, you’ll agree a completion date with the buyer and any other parties in the chain.
Contracts are exchanged once everyone is ready, making the completion date legally binding.
You will vacate the property, and the legal ownership is transferred.
We will:
The process typically takes around 10–14 weeks, although this can vary depending on the circumstances.
At Frodshams, we manage the process for you, providing clear updates and practical support at every stage.

People choose to re-mortgage for various reasons, including:
The legal process is similar to buying a property, but quicker. We check the property for your new lender, ask you for information, and confirm there are no legal issues with the property. In many cases, searches are not required, making the process faster.
Once your new mortgage offer is received and all lender requirements are satisfied, we will:
We’ll also work with you to agree the right timing, making sure you avoid unnecessary early repayment charges where possible.

Shared Ownership allows you to buy a share of a property, usually between 10% and 75%, while paying rent on the remaining share to a housing association or developer.
This scheme is designed to make homeownership more accessible, especially if buying a property outright isn’t financially possible at the moment.
The process is similar to buying a leasehold property, with additional steps to review the shared ownership lease and confirm your rights and responsibilities.
You become a part-owner alongside the housing association, and you may have the option to buy more shares over time, a process known as staircasing.

Buying a new build property is an exciting step, but it often comes with tight deadlines and extra legal checks, especially if you’re buying off-plan before the property is built. In many cases, you’ll only have plans or brochures showing what the property will look like once finished.
