Partner, Head of Conveyancing and Business Relations
India Griffiths is a Partner at Frodshams and Head of the Conveyancing department. She qualified as a solicitor in 2016 and advises on both residential and commercial property. She is also the firm's Deputy Money Laundering Reporting Officer, deputising for the firm's nominated officer on anti-money laundering matters — a role that sits naturally in conveyancing, which is assessed nationally as carrying a high risk of money laundering.
Her experience covers residential and commercial sales and purchases, new-build acquisitions, remortgages, leases and surrenders, equity release, and the sale of businesses as going concerns. She has a particular interest in agricultural property, unusual or complex transactions, and resolving title defects — the matters where a straightforward conveyance turns out not to be straightforward. She also advises on leasehold enfranchisement, both by agreement and under the statutory route.
India acts for buyers at auction, reviewing the legal pack and reporting on it before the bid rather than after, and handles transactions across England and Wales rather than only locally. Her knowledge of the St Helens area, including its history of coal mining, informs her work on local titles, and she leads training for her department.
India writes and reviews the conveyancing content on this site, covering the buying and selling process, leasehold and freehold, remortgaging, and the taxes payable on a purchase — Stamp Duty Land Tax in England and Land Transaction Tax in Wales.
